Liverpool Waters continues to expand with wave of new lettings

Liverpool Waters at Princes Dock has marked another strong year of progress with flexible office space growing in demand.
With near-capacity occupancy and an influx of new lettings, the area’s success has been highlighted as one of the city’s most dynamic business destinations.
With fully furnished suites at No. 12, all-inclusive pricing, ultra-fast broadband, charred kitchens, meeting rooms, parking, and the option of short-term contracts, Flexible workspace has been a key feature at Princes Dock.
In December 2022, the offer expanded into No.10 Princes Dock, creating more than 60 additional desks alongside boardrooms, meeting spaces and breakout areas.
Since then, the response from Liverpool’s business community has exceeded expectations. Over the past 18 months, Princes Dock has welcomed a diverse range of new tenants, including media organisation The Guide, Global Ports Holding, Lambert Smith Hampton, Roblox developers Abracadabra Studios, SME Wealth Management and LRB Law.

Tenant momentum has continued with several new moves and expansions confirmed in the past week:
- SME Wealth Management is now located in a larger 10-desk suite in No 10 Princes Dock, expanding from their current office as the business grows.
- New tenant Exploreae, a global‐science initiative promoting open‐source satellite and resource-economics, has moved into a suite in No 10 Princes Dock.
- Liverpool Cruise Port has secured additional space along its existing corridor, further strengthening its presence at Princes Dock.
- LRB Law has renewed its tenancy for another two years following strong growth.
- The Roblox developers, Abracadabra Studios and Dev House UK have signed on for an additional year, continuing their base at Princes Dock.
- Another new tenant, the brand and design agency ‘Into The Light’, has moved into a new office in No.12. The company was occupying a suite in No.10 while Peel Waters prepared their new workspace.

One standout example is digital signing specialist E-Sign, which has upsized its office three times within Princes Dock thanks to sustained growth – each time remaining within the same supportive workplace community.
The growth at Princes Dock also reflects a wider national trend, with demand for flexible and co-working spaces continuing to increase across the UK. Many landlords now anticipate dedicating a substantial proportion of their office portfolios to flexible space by 2030.
This demand spans all business types – from freelancers and sole traders looking for 1-2 desk spaces, to large corporates seeking regional hubs or project-based offices. Community-focused, service-led environments like Princes Dock are increasingly setting the standard for modern, agile workplaces.
