Have your say on a new £10m development in the Baltic

Davos Property Developments, a subsidiary of T.J. Morris Limited based in Liverpool, is inviting public feedback on a proposed £10 million mixed-use development in the Baltic tech district of the city.
Located on Blundell Street, the project, designed by Falconer Chester Hall, will involve refurbishing an existing three-storey warehouse and constructing a new building connected by a bridge on the adjacent site.
The proposal includes plans for 59 apartments and three ground-floor commercial units within a total area of 37,000 square feet. The building will vary in height, rising from five stories at the intersection with Simpson Street to seven stories on Blundell Street, before tapering back down to three stories for the existing warehouse.
Project architect Robert Brym commented on the design, stating, “We’ve taken inspiration from the thoughtful detailing of the 1916 warehouse for its new neighbor. The recessed brickwork, fenestration, and balconies all pay tribute to the street’s industrial character while providing residents with spacious and airy homes.”

The development plans are now accessible for public viewing on Liverpool City Council’s planning portal (application 25F/0719). If planning permission is granted, the developer aims to commence construction by the end of the year, with an estimated 20-month timeline for completion.
The project will feature 27 one-bedroom apartments, 30 two-bedroom units, and two larger two-bedroom penthouses. Additionally, three commercial units will enhance the ground-floor presence along Blundell Street and Simpson Street.
