The city is about to level up in a big way, with plans unveiled for Liverpool’s first-ever five-star hotel.

The announcement, made at the prestigious MIPIM property fair in Cannes, has set the stage for a major £1bn development that will transform the waterfront and business district, bringing luxury accommodation, high-end dining, premium office space, and potentially Liverpool’s first five-star hotel, to the heart of the city.

The scheme, led by KEIE Limited and Beetham, will feature two hotels with a total of 400 rooms, with the aim of targeting a global operator to provide a five-star brand.

It’s a move that’s been a long time coming – Liverpool has some incredible hotels, but this will be the first to offer the ultra-luxury experience that travellers expect from the world’s top destinations.

And it’s not just about the rooms. The five-star hotel will sit within a striking tower that could soar up to 60 storeys, making it one of the tallest buildings in the city.

The development will also include branded residences, meaning guests could eventually call this luxury address home.

Beetham chairman Hugh Frost is confident that the high-end hospitality scene in Liverpool is ready for this step up.

Hugh Frost said:

“We are creating a destination and a new district in the city centre and the mix and quality of uses and operators will be key to its success.

“A waterfront of Liverpool’s quality deserves only the best and we are here talking to hoteliers about how we can give them the setting to showcase their brand for the first time in the Liverpool market.”

With the city’s tourism booming—especially from cruise visitors—he believes now is the perfect time to introduce a five-star offering.

Architecture will play a huge part in attracting top-tier brands and businesses, and the developers are assembling an elite design team, including renowned skyscraper specialists Simpson Haugh and global firm 3XN.

Liverpool-based architect Chris Bolland of Brock Carmichael says the vision is about much more than just a hotel – it’s about creating a new destination. “The best restaurateurs want to be next to the best hotels and office occupiers, so everything is conceived with that circularity in mind,” he explained.

With a planning application for a 27-storey ‘pathfinder’ tower expected within the next month, the project is moving fast.

If all goes to plan, Liverpool’s hospitality landscape is about to change forever, delivering a five-star experience that puts the city on the luxury travel map.
