Sefton development company, Sandway Homes, heads into the 2024/25 financial year with two housing developments nearing full occupancy, a third set to launch this summer and another in the pipeline.

Only in phase one of its business plan, Sandway Homes has already seen success with the completion of Hey Farm Gardens, Crossens, and Sandy Brook, Woodvale, boasting 78 properties.

The sites include two to four-bedroom mews, semi-detached and detached houses, all with an EPC rating of B and an electric vehicle charging point as standard. High-efficiency boilers, heating systems and energy-efficient designs add to the measures that will help reduce each site’s carbon footprint.

Coming later this year, Molyneux Gardens on Buckley Hill Lane in Netherton comprises 63 homes, whilst its latest development on the old Bootle High School site has recently been approved by Sefton Council’s planning committee, proposing 53 homes across 4.4 acres. Prospective buyers can reserve their new home from May.

All four developments increase the Sefton region’s housing stock by 194, totalling 13.8 acres with a combined worth of £45m.

Lin Powell, managing director of Sandway Homes, said:

“Sandway Homes remains in a stable financial position. Due to our unique situation, we are on track to pay £2.23m through land receipts to Sefton Council by March 2025, demonstrating our social value and contribution back to the local authority.

“We are committed to providing quality homes for the people of Sefton, whilst increasing growth in the local economy and giving back to the local authority who were instrumental in helping us become established.

“Following the success of both Hey Farm Gardens and Sandy Brook, we are excited for the future and launching our latest Molyneux Gardens development to the public.

“This year’s success is proof of the need for more housing solutions in Sefton and the wider Liverpool City Region.”

Sandway Homes is a limited company, wholly owned by Sefton Council and all profits are paid back to the council to support the development of new and affordable housing on Brownfield Land across the borough, creating a circular economy.

The company has also had investment from Homes England in order to further tackle the housing crisis and help people onto the property ladder.
